- Deliver agreed individual sales targets across assigned Colony locations, products, and accounts, including coworking memberships, workstation occupancy, meeting room bookings, event space bookings, renewals, referrals, and repeat business.
- Build, manage, and maintain a healthy personal sales pipeline across assigned leads, self-generated leads, referrals, renewals, repeat customers, and selected account opportunities.

- Prepare proposals and commercial offers using approved templates, pricing, promotions, and guidelines.
- Escalate any requests for discounts, special terms, custom arrangements, refunds, fit-out requirements, or non-standard commercial proposals to the Senior Account Manager or the appropriate approving person.
- Maintain accurate updates on lead status, next steps, expected close dates, deal value, and client requirements in Colony's approved tracker or CRM.
- Develop a strong understanding of Colony's products, locations, pricing, services, meeting rooms, event spaces, and value proposition, and use this knowledge to recommend suitable solutions to prospects and clients.
- Work closely with the Senior Account Manager, Sales on day-to-day sales priorities, lead progression, proposal standards, pipeline reviews, and closing strategy.
- Support the Senior Account Manager on selected campaigns, promotions, client feedback, account follow-ups, referral opportunities, and partnership-related matters where required.
- Share useful client feedback, recurring objections, pricing concerns, and market observations with the Senior Account Manager to support wider sales improvements.
- Ensure all client communication is professional, accurate, and aligned with Colony's approved sales process.
- Strictly refrain from making unauthorised promises or commitments on behalf of Colony, including unapproved discounts, special terms, refunds, side arrangements, rebates, or binding commercial commitments.
