BUSINESS DEVELOPMENT EXECUTIVE
RESPONSIBILITIES
Business Expansion:
  • Building pitch decks, conducting presentations and negotiations to secure and sign new partnerships and agreements with strategic partners.
  • Assess, report on and recommend potential locations for new co- working spaces based on market demand, feasibility studies, site visits and negotiations.
  • Prepare financial models to assess and justify business potential, supporting deal analysis and investment decisions.
  • Assist the Head of Business Development with other activities and tasks that support the company’s expansion, fundraising and enterprise solution plans.
  • Work closely with company lawyers on analyzing, drafting and negotiating legal documents and agreements.
  • Coordinate inter-department communication, cooperation and decision-making on new potential deals or projects.
  • Client/Partner/Investor Acquisition and Lead Generation: Proactively identify and approach potential clients, including businesses, property developers, agents and investors, to promote our business and products.
  • Develop creative outreach strategies to fill up and maintain a robust pipeline of high-quality leads through various channels, such as networking events, online platforms, and referrals.
  • Represent the brand at events, tours and key meetings
  • Test Product-Market Fit
  • Launch and iterate MVP coworking formats and service offerings in new or pilot markets.
  • Gather user and partner feedback, analyze adoption trends, and refine offerings to better meet market needs — including location selection, deal structure, pricing strategy, and payment schemes.
  • Relationship Management:
  • Build strong relationships with existing clients and partners to encourage retention and obtain referrals.
  • Regularly engage with clients and partners to understand their needs and address any concerns or issues promptly.
  • Facilitate communications between shareholders and the company including reporting and facilitating share transfers and payments.
  • Fundraising:
  • Develop and implement a comprehensive fundraising strategy to secure funding for expanding and enhancing our co-working spaces.
  • Identify potential investors, venture capitalists, and partners interested in supporting co-working space ventures.
  • Organization, Reporting and Analytics:
  • Maintain up-to-date records of deals, leads, contracts, and project documentation via shared drives and internal trackers
  • Organizing all department documents on google drive and filing away hardcopies.
  • Provide regular reports on company performance, new developments, and market insights to the company’s investors.
  • Tracking company reporting metrics, unit economics and investor metrics.
  • Manage Agreements & Renewals
  • Monitor all agreement deadlines — including renewals, expiries, and termination windows — and ensure timely follow-up.
  • Analyze center-level performance and make data-backed recommendations on whether to renew, renegotiate, or exit locations.
  • Initiate the renewal process for tenancy agreements by notifying landlords and negotiating improved rental terms before deadlines

    COMMUNITY MANAGER
    RESPONSIBILITIES
  • Facilitating outstanding guest service.
  • Creating a warm and welcoming environment via Colony hospitality initiatives.
  • Resolve guest issues with professionalism and patience.
  • Act as a key point of contact for guests and visitors providing a professional and outstanding service as well as delivering an exceptional first impression.
  • Serve as a primary resource in assisting guests within Colony; whether showing a guest to a meeting room, preparing their new office for move-in, troubleshooting basic technical issues, programming a phone, moving furniture to accommodate their office needs, providing a beverage or assisting with copies/administrative tasks.
  • Provide a great environment for our guests by taking pride in continually keeping Colony “show ready” by ensuring the lounges, conference rooms, show offices and common areas are spotless and prepared for our next guests at all times.
  • The Community Manager becomes an extension of our guest’s team by delivering their mail, answering their phones, sending their packages, ordering their office supplies, booking their meeting rooms, preparing their meeting rooms and ensuring that they are able to concentrate on their work, while we manage their office needs.
  • Serve as a resource for guests seeking information, assistance or recommendations; a thorough understanding of all key services, products and amenities are critical in the ability to deliver service in an exceptional and timely manner.
  • Demonstrate a true genuine passion for guest service by proactively seeking ways to surprise and delight our guests and guests, always going above and beyond.
  • Managing community initiatives designed to develop guest relationships.
  • Cultivate strong relationships with guests and service providers that further Colony’s credibility and good name.
  • Contribute to the overall revenue of Colony by identifying opportunities and actively upselling/cross selling Colony’s products and services, and by assisting our Sales team with tours and site visits.
  • Ensures that all daily service charges are captured and entered into the billing system on a daily basis.
  • Requirements
  • Strong Customer Service skills, including the ability to remain flexible and calm in high pressure or continually changing situations. Ability to communicate effectively and professionally in both local language and English (written and oral).
  • Professional communication skills with a high success rate in building and maintaining relationships.
  • Solid organisational skills, including the ability to prioritise and multi task in a demanding environment.
  • Working knowledge of Microsoft Office Suite, including Word, Excel, PowerPoint and Outlook and ability to operate basic office equipment.
  • Minimum 1- 2 years full-time working experience.
  • Candidates with hospitality experience and background preferred Professional communication skills – fluent in English (written and spoken).

    INTERNS

    INTERNS

    MARKETING
    Salary: RM1,000
    RESPONSIBILITIES
    1. To develop a positive image and relationship between the brand and the public, vendors, guests and clients.
    2. Assist in managing social media accounts and engaging with online communities.
    3. Create innovative, engaging and viral content for our social media platforms, with an emphasis on short videos for TikTok and Instagram Reels.
    4. Ensure that all content is in line with the Colony Group’s brand image and voice.
    5. Identify, engage and coordinate with suitable talents or Key Opinion Leaders (KOLs) to produce content.
    6. Work closely with Colony’s in-house Content Specialist to develop content and collaterals.
    7. Photograph and document events to be used for Colony’s marketing material.
    8. Develop creative copywriting across all social and digital platforms that align with the content produced.
    9. Analyse and evaluate the performance of generated content and brainstorm ideas on improvement.
    10. Work closely with other departments in Colony to organise internal and external campaigns.
    OPERATIONS
      RESPONSIBILITIES
    1. Plan and execute community events.

    1. Liaises with key company employees to determine their product and service needs.

    3. Nurtures relationships with suppliers to negotiate the best prices for the company.
    4. Identifies and researches potential new suppliers.
    5. Researches new products and services to meet company's goals.
    ADMIN
    RESPONSIBILITIES
    1. Managing day-to-day operations in the office. General administrative task as when as required.
    SKILLS REQUIRED:

    1. Proficient in English both written and spoken.
    2. Knowledge in Microsoft Office. Graphic Designing is an additional skill.
    3. Always willing to learn and a fast learner.
    CONTRACT AGENT / INSIDE SALES ASSOCIATE
    RESPONSIBILITIES
    1. Manage all incoming leads and bookings across all booking channels for Colony and Jerry Coworking Space.
    2. Support the sales team in scheduling tours and appointments.
    3. Administrative maintenance of database and sales reports for Colony and Jerry.
    4. Track and manage Colony and Jerry’s booking and inventory.
    5. Upsell and cross sell Colony and Jerry packages that meets the needs of Clients.
    6. Extreme ownership of all task, challenges and possible solutions.
    REQUIREMENTS
    1. Able to accommodate schedules that shift from one week to the next.
    2. Equipped with own computer and have a strong/stable internet connection.
    3. Oral and written skills.
    4. Good attention to detail, with the ability to find inconsistencies and errors.
    5. Teamwork and the ability to work with a variety of people at all levels.
    6. Previous experience in providing customer service or inside sales is a plus.
    7. Hands on experience with MS Excel, Word and Google Sheets.
    8. Ability to merge documents, create mailing and distribution lists etc.
    9. Cooperative team player, easily gains trust and support of peers; encourages collaboration.

    11. CONTRACT & SCHEDULING
    12. Able to accommodate working schedule from Sunday to Thursday ; 3pm to 9pm.
    13. Contract period of 6 months + 3 months (optional renewal) ; 12 months + 1 month (optional renewal).
    GRAPHIC DESIGN INTERN
    RESPONSIBILITIES
    1. Create and design visuals for print and digital materials. Eg. social media visuals, marketing collaterals, website layout.
    2. Participate in content creation and liaise with the Marketing team to organize, shoot, and edit materials.
    3. Resourceful and creative ideas and active in brainstorming.
    4. Assist the team on any ad-hoc tasks assigned as and when required.
    REQUIREMENTS
    1. Possess a minimum qualification of Diploma/Degree in graphic/video design or any related field.
    2. Experience with Adobe Software suites, such as Photoshop and Illustrator.
    3. Poses video editing skills is an advantage.
    4. Good creativity skills.
    5. Good command of English.
    SALES
    RESPONSIBILITIES
    1. Assist the Account Managers with customising proposals for clients
    2. Prepare Event Order Agreements for any potential events
    3. Complete the sales handover process as soon as a deal is confirmed
    4. Liaise with other departments such as operations and finance to raise invoices and communicating important client or event details to the relevant teams
    5. Send confirmation emails to clients for confirmed events
    6. Meeting new clients and conducting physical tours in all Colony outlets (as and when needed)
    7. Gathering important client details during the tours and communicating them to the Account Managers
    8. Updating dashboards, pipelines and our event booking platforms
    9. Support the Sales Team in other administrative tasks
    10. Liaise with vendors for quotations and payments
    REQUIREMENTS
    1. Excellent communication skills with strong attention to detail.
    2. Oral and written skills - English is preferred, Mandarin is a plus.
    3. Ability to write great emails.
    4. Good at math to calculate prices fast and accurately.
    5. Equipped with own laptop.
    6. Ability to travel to any Colony location (KLCC, KL Eco City).
    7. Teamwork and the ability to work with a variety of people at all levels.
    8. Hands on experience with MS PowerPoint, Word and Google Sheets.
    9. Cooperative team player, easily gains trust and support of peers; encourages collaboration.
    10. Degree students in the Business-related field – Sales, Marketing, PR, Communications.
